How do I book a home on Plextell?

Start by searching for a city or neighbourhood and selecting your move-in and move-out dates. Once you find a home you like:

  • Select your dates.
  • Review the monthly rent and the total payment schedule.
  • Complete your renter profile and any required verification.
  • Submit a stay request.
  • The host reviews your request.
  • If accepted, you complete the rental agreement and the required first payment.
  • Your booking is confirmed.

Your dates are not fully secured until the required booking steps and payment are complete.

Is booking instant?

Some homes may eventually support instant booking, but many medium-term stays require host approval. A longer stay involves more commitment than a weekend reservation, so hosts may review:

  • stay length
  • occupancy
  • renter verification
  • move-in date
  • property availability
  • other relevant booking details

Plextell is designed to keep that process simple and transparent.

How long does a host have to respond?

Hosts are encouraged to respond quickly, and your request status is visible in your account throughout.

If a host does not respond within the applicable request window, the request may expire, so you can keep searching rather than waiting indefinitely.

Can I request more than one home?

Yes. If you are still deciding, you may be able to contact or request more than one suitable property.

You should not, however, confirm overlapping stays that you do not intend to use.

When is my booking actually confirmed?

Your booking is confirmed once every required step is complete, which may include:

  • host acceptance
  • renter verification
  • the digital rental agreement
  • the required first payment
  • any applicable property requirements

Once confirmed, your reservation appears under Trips → Upcoming.

Why does Plextell verify renters?

A one-to-six-month stay is a different proposition from booking a hotel room for two nights. Verification is what makes hosts comfortable accepting longer stays, and it reduces fraud across the marketplace.

What may I need to verify?

Depending on the booking and the market, this may include:

  • government-issued ID
  • a selfie or identity match
  • your phone number
  • your email address
  • basic profile information

Additional information may be requested for certain bookings.

Does the host see my passport or ID?

Hosts should not receive unnecessary copies of sensitive identification documents. They generally see your verification status — “Identity verified” — rather than unrestricted access to the underlying document.

Do you run credit checks?

Not necessarily for every booking. Verification requirements may vary by property, host, length of stay, and market.

If any additional screening is required, you will be told before you complete the booking.

Do I need local credit history?

One of the reasons Plextell exists is to make medium-term housing workable for people arriving from another city or country. Some bookings may not require the local credit history a traditional twelve-month rental application expects.

Individual requirements may still vary by property and market.

Arriving from another country

Can I book before arriving in the country?

Yes — that is one of the main reasons the platform exists. It is designed for people such as:

  • international students
  • working holiday travellers
  • relocating employees
  • interns
  • remote workers
  • newcomers

Where supported, you can search, verify, sign, and arrange your stay before you arrive.

Do I need a Canadian or US bank account?

Not necessarily. Supported payment options vary by market, but international renters should be able to use the eligible payment methods shown at checkout.

Do I need a local phone number?

Not always. You may be able to register with your existing number, although certain property or building processes may require additional contact information.

Can I use the address for immigration, school, or banking?

That depends on the organisation asking and on the nature of your booking. A Plextell booking is not automatically proof of permanent residency or domicile.

If you need the address for a specific official purpose, confirm the requirements with the institution requesting it.

Payments and deposits

What you pay, and when

Nothing is charged for browsing, the schedule is shown before you confirm, and the host is not paid the moment you are.

Payments

When do I pay?

You do not pay the full amount simply for browsing or sending an initial request. Once the host accepts and you complete the required booking steps, your first payment is charged before the reservation becomes fully confirmed.

Do I have to pay my entire stay upfront?

Not necessarily. For a shorter stay the full amount may be due upfront; a longer stay may be divided into scheduled monthly payments. A three-month stay might be scheduled as:

  • At booking — the first month plus any applicable fees.
  • Before month two — the second monthly payment.
  • Before month three — the third monthly payment.

Your complete payment schedule is shown before you confirm.

Will I know exactly what I am paying before booking?

Yes. Before payment, your checkout shows:

  • rent
  • any applicable service fee
  • the deposit, if one applies
  • applicable taxes
  • the amount due today
  • future scheduled payments
  • the dates those payments fall on

The goal is that you understand the full payment structure before you commit to anything.

Does the host receive my money immediately?

Not necessarily. Your first payment is collected before move-in, while the host payout typically follows the applicable check-in protection period.

That gap is what protects both sides of the booking.

Can a host ask me to pay outside Plextell?

Not for a booking being completed through Plextell. Do not send rent through:

  • a private wire transfer
  • cash
  • unrelated payment apps
  • gift cards
  • cryptocurrency
  • any other off-platform payment method

The only exception is where the platform explicitly instructs otherwise for a supported payment method. If a host asks you to move payment off-platform, report it.

What happens if my monthly payment fails?

We will notify you. You may be asked to update your payment method or resolve the failed payment within a limited period, and your account will show the payment status and any action required.

Can I change my card later?

Yes. You should be able to update your payment method before a future scheduled payment. Payments that have already been processed may remain on the original method.

Deposits

Is there a security deposit?

Some properties may require a deposit or another legally permitted security amount. Where one applies, it is shown before you book.

Deposit rules vary significantly by jurisdiction, so not every property or market uses the same structure.

When do I get my deposit back?

Where a refundable deposit applies, the timing depends on:

  • move-out
  • the condition of the property
  • any applicable deductions
  • the booking terms
  • local law

The applicable refund process is shown before payment.

Can the host take money from my deposit automatically?

No deduction should be arbitrary. Where a deduction is permitted, it may require supporting information such as:

  • photos
  • invoices
  • repair documentation
  • move-in records

Normal wear and tear should not be treated the same as renter-caused damage.

What “furnished” has to mean, what the listing must disclose about utilities, and what to do in the first hours after you arrive.

What does “furnished” mean on Plextell?

A furnished Plextell home should be ready for real day-to-day living. Depending on the property, that may include:

  • bed and mattress
  • seating
  • a dining or work surface
  • clothing storage
  • refrigerator
  • cooking facilities
  • basic cookware
  • dishes and utensils
  • lighting
  • bathroom essentials
  • Wi-Fi, where advertised
  • laundry, where listed
  • heating and cooling, where applicable

Every listing should clearly show what is included.

Are utilities included?

It depends on the property. Listings should state clearly whether the following are included:

  • electricity
  • water
  • heating
  • gas
  • Wi-Fi
  • air conditioning
  • building fees
  • parking

Example: Electricity included up to $150 a month.

If a cap like that applies, you see it on the listing before you book.

Is Wi-Fi included?

If a listing says Wi-Fi is included, it should be active for your stay.

If you work remotely, check the listing for the internet details before booking.

Are bedding and towels included?

This varies by property. The listing should tell you whether the host provides:

  • sheets
  • pillows
  • blankets
  • towels

If anything important is unclear, message the host before you confirm.

Are kitchen supplies included?

Most furnished homes include enough basic equipment for normal daily use, though the exact inventory varies. Look for:

  • cookware
  • plates
  • cups
  • cutlery
  • cooking utensils
  • refrigerator
  • a stove or other cooking appliance

Specialty appliances are only included if the listing shows them.

Move-in

How do I check in?

Before move-in the host provides access instructions. Depending on the property, that may involve:

  • a smart lock
  • an access code
  • key pickup
  • a concierge
  • a lockbox
  • an in-person handoff

Your booking page carries the relevant instructions.

What if I cannot access the property?

Contact the host immediately through Plextell. If access cannot be resolved promptly, contact Plextell support.

A serious access problem at check-in may qualify for review under the applicable renter protection process.

What should I do when I arrive?

Inspect the home shortly after you arrive. Check:

  • cleanliness
  • major furniture
  • utilities
  • Wi-Fi
  • appliances
  • the condition of the property
  • access
  • the important advertised amenities

If there is a significant problem, report it promptly through the platform.

Why is there a check-in protection window?

Because you should not have to discover that a home is materially different from its listing after the host has already been paid. The check-in window is your opportunity to report a serious qualifying issue.

What if everything is fine?

Then nothing is required of you. You can mark “Everything looks good”, and if you take no action the applicable protection period simply ends and the host payout proceeds automatically.

During the stay

What if something breaks?

Message the host through Plextell. Typical examples include:

  • a heating issue
  • a plumbing problem
  • a broken appliance
  • a Wi-Fi fault
  • a lock problem

The host is expected to respond within a reasonable timeframe, judged against the severity of the issue.

What if there is an emergency?

For an immediate threat to health or safety, contact local emergency services first. Plextell support is not a replacement for emergency services.

Once you are safe, notify the host and Plextell if the issue affects your stay.

Can the host enter the property whenever they want?

No. Access during your stay must comply with the rental agreement and applicable law, including notice requirements where they apply.

Are indoor cameras allowed?

Private living spaces should not contain undisclosed surveillance devices. Security-device rules depend on the applicable platform standards and on local law.

If you find an undisclosed recording device in a private area, contact support immediately.

Changing your plans

Extending, leaving early, and cancelling

Plans move. What an extension costs, what an early move-out actually means for your money, and what happens if a host cancels on you.

What if I love the place and want to stay longer?

That is exactly the flexibility Plextell is built for. If the property is still available you can request an extension, and the host reviews the new dates. Before you confirm you will see:

  • the additional rent
  • the updated move-out date
  • the updated payment schedule
  • any revised agreement terms
Do I need to create a whole new booking?

Ideally not. An approved extension is handled inside the existing reservation, so your stay history, agreement, and payments stay connected.

Can the host increase my rent for an extension?

An extension is a new period beyond the stay you originally confirmed, so the price for that additional period may differ.

You always see the new price before you agree to the extension.

Ending a stay early

What if I need to leave earlier than planned?

You can request to shorten your stay, but moving out early does not automatically guarantee a refund. The outcome depends on:

  • the cancellation terms
  • the rental agreement
  • the required notice
  • local law
  • host approval, where that applies

Review those terms before you book, not after.

Can I just stop future monthly payments?

No. A payment schedule is tied to a confirmed rental agreement. If your plans change, use the official cancellation or modification process.

Cancellations

Can I cancel before move-in?

Yes, subject to the applicable cancellation policy. Before booking you should see:

  • the cancellation deadline
  • the refundable amount
  • the non-refundable amount
  • how fees are treated
  • how the deposit is treated

Different properties and booking types may carry different policies.

What if the host cancels?

If a host cannot honour a confirmed booking, Plextell notifies you and provides the applicable refund or rebooking support under the platform policy.

Host cancellations are taken seriously, because medium-term renters organise travel, work, and relocation around their housing.

Property accuracy

What if the apartment looks different from the photos?

Minor differences happen, but the home should materially match the listing you booked. Report a serious discrepancy promptly. Examples include:

  • the wrong property
  • a missing bedroom
  • missing major advertised amenities
  • materially different furnishing
  • a severe cleanliness issue
  • an unsafe condition

Photos and listing records may be reviewed.

Are listings verified?

Plextell may verify information such as:

  • host identity
  • the property address
  • ownership or management authority
  • the listing information

Verification methods differ by property and market, and a verification badge should only ever indicate checks Plextell actually completed.

Only where the property allows it, or where applicable law requires accommodation. Each listing shows its pet policy.

Is parking included?

Only if the listing says so. Check whether parking is:

  • included
  • paid separately
  • indoor
  • outdoor
  • reserved
  • subject to vehicle restrictions
Can I work from the property?

Yes, where the property permits it. If remote work matters, look for homes with:

  • reliable Wi-Fi
  • a desk
  • a chair
  • an appropriate workspace
  • a quiet environment

Company bookings

Can my company book for me?

Yes, where corporate booking is supported. A company may be able to:

  • book employee housing
  • manage multiple stays
  • use centralised billing
  • set accommodation budgets
  • receive monthly invoices
  • extend employee stays
Can my employer pay instead of me?

Where corporate billing is available, yes — the company can use an approved corporate account or payment method.

Not necessarily. The exact contractual relationship depends on the property, the market, and the booking structure.

Is Plextell a real estate brokerage?

Can I review my stay?

Yes. After your stay you can share feedback about:

Can hosts review renters?

Yes. Because Plextell is a trust-based marketplace, hosts may also review renters on completed stays.

Reviews should stay factual and relevant.

What information does the host see?

Hosts receive only the information reasonably necessary to evaluate and manage the booking. Sensitive verification documents are not exposed unnecessarily.

Is my payment information shared with the host?

No. Hosts do not receive your full card details — payments run through the platform's supported payment infrastructure.
