Is mid-term renting on Plextell compliant with local short-term rental laws?
Yes. Because all stays on Plextell are 30 days or longer, listings fall under standard residential tenancy guidelines and bypass restrictive municipal short-term rental laws (like Toronto's 28-day rule or MAT taxes).
What if my condo board has strict rental rules?
Stays of 30+ days qualify as medium-to-long-term residential leases in most jurisdictions. We generate digital lease agreements for every stay, making it simple to register tenants with your condo management board.

What happens if a guest damages my property?
Every booking is backed by Plextell Cover, which reimburses hosts for unexpected property damage or missing items incurred during a stay.
Do I have to handle lease agreements and paperwork?
No. Custom, legal mid-term digital rental agreements are automatically generated for each stay and signed online by both parties through your host dashboard.

When do I receive my first payout?
Typically after the guest checks in and the applicable check-in protection period ends.
Can I see my net payout before accepting?
Yes. The expected payout and applicable deductions should be visible before you confirm the booking.

Can the guest move in without paying?
A confirmed booking should not proceed unless the required first payment has been successfully secured.
What if the guest’s next monthly payment fails?
Plextell will notify the guest, attempt to resolve the payment issue, and update you through your dashboard.
Does the guest control whether I get paid?
No. Guest check-in feedback may trigger a review during the protection period, but payout does not remain indefinitely dependent on the guest manually pressing a button.

Can I receive all three months upfront?
Some bookings may allow upfront payment, while longer stays may use monthly billing.
What happens if the guest extends the booking?

Verification requirements may vary by booking, market, and account. The renter’s current verification status will be shown where available.

The required first payment must be completed before a booking becomes fully confirmed.
Can a renter stop my payout simply by refusing to press a check-in button?
No. Where a check-in protection period applies, payout should proceed automatically unless a qualifying issue is reported.
What if the renter stops paying during a multi-month stay?
Plextell can notify the renter, attempt payment recovery through supported payment methods, and provide transaction records. Legal remedies depend on the rental agreement and local law.
What is and is not covered
Does Plextell guarantee my rent?
Not unless a specific rent-guarantee product is explicitly offered for that booking.
Does Plextell insure my property?
Not automatically. Any insurance or damage-protection product will have separate terms and eligibility requirements.
What if a renter damages my home?
Document the damage and use the applicable damage or deposit process. Supporting evidence may be required.
Running your booking
Can I collect an additional deposit myself?
Any deposit must comply with the applicable law and booking rules. Required payments for a Plextell booking should generally be disclosed and processed through the platform where supported.
What if I need to cancel a confirmed booking?
Host cancellations may be subject to platform consequences, renter refunds, and other obligations depending on the circumstances.
Should I communicate with renters outside Plextell?
You may need to exchange certain practical information, but important booking decisions and payment-related communication should remain on-platform whenever possible.

Does every property need to be furnished?
Listings marketed as furnished must be genuinely move-in ready. Plextell may support other property categories in the future, but the listing must accurately describe what is included.
Do I need professional photos?
Professional photography is not necessarily required, but images must be clear, current, and accurate.
Does Plextell inspect every property in person?
Verification methods may vary by market and property. Do not claim physical inspection unless Plextell has actually completed one.
Can I list my rented apartment while I travel?
Only if you are legally permitted to sublet or otherwise offer the property and have any required landlord or building approval.
What if my building prohibits stays shorter than six months?
Your listing should use a minimum stay that complies with the building requirements.
Money and terms
Can I charge utilities separately?
Where legally permitted, yes, as long as the structure and expected charges are clearly disclosed before booking.
Can I change the monthly rent after a guest has booked?
Not for the confirmed rental period unless both parties agree to a permitted amendment.

What happens if an appliance breaks during the stay?
