Plextell is designed for flexible living, but a confirmed medium-term stay also creates a real commitment on both sides. This policy explains how cancellations, refunds, early move-outs, host cancellations, and exceptional situations are handled.
Before you book
Know the terms before you commit.
Every booking displays its applicable cancellation terms before payment. Before confirming, you can review:

Cancelling before move-in
The earlier you cancel, the more flexibility there is.
A medium-term home is often taken off the market for weeks or months once a reservation is confirmed, so refund eligibility depends on how much notice you give. The standard structure looks like this — your booking's own terms control.

Flexible cancellation
You may be eligible for a full refund of rent paid, less any non-refundable fees clearly disclosed at booking.
Any refundable deposit should also be returned.

14 – 29 days before move-in
Partial cancellation
You may receive a partial refund. A portion of the first rental period may be retained to compensate the host for the time the property was held.
The exact amount is shown before you book.

Less than 14 days before move-in
Late cancellation
The first rental period may become non-refundable.
Future rental periods that have not yet come due may remain refundable, subject to the booking terms and applicable law.
Worked example
You book a furnished apartment for September 1 – November 30 at $2,500 a month.
Cancel on July 20
More than 30 days before move-in
You may receive the refundable portion of your payment back.
Cancel on August 20
12 days before move-in
The first month may be non-refundable, while future monthly payments may be cancelled.

Why late cancellations work differently
A confirmed booking takes the home off the market.
When a host accepts your booking, they may:
- Remove the listing from availability
- Decline other renters
- Prepare the property
- Schedule cleaning
- Arrange building registration
- Hold the home specifically for you
A last-minute cancellation can leave the property vacant. The structure above is designed to balance renter flexibility against that risk.
Service fees
Fees may not follow the same rule as rent.
Before booking, the checkout page states whether the applicable service fee is:
- Fully refundable
- Partially refundable
- Non-refundable after a certain point
No refund rule should ever appear for the first time after payment.
Deposits
A refundable deposit follows separate rules from rent.
If you cancel before move-in and no permitted deduction applies, the refundable deposit should normally be returned according to the booking terms and local law. The booking page shows:

Cancelling a request before the host accepts
Nothing is committed yet.
If your booking request has not been accepted and no payment has been finalised, you can generally withdraw the request without a rental cancellation charge.
Your request status is visible in your account.
Cancelling after acceptance but before payment
An unfinished booking simply expires.
If the host accepts but you have not completed the required agreement and payment, the booking may expire once the confirmation window closes.
No stay is fully confirmed until every required booking step is complete.
Ending a stay early
Moving out early does not cancel the agreement.
Once your stay has started, a different set of rules applies. Submit an early move-out request through Plextell rather than stopping payments.

Where legally permitted and consistent with the agreement, Plextell uses a standard 30 days’ notice for eligible medium-term stays. The exact result depends on the booking agreement and on local law.
What your obligation depends on

Once your stay has started, different rules apply. What you owe may depend on:
- The rental agreement
- The required notice
- Local tenancy law
- The reason for leaving
- Host agreement
- Whether the property can be rebooked
Do not simply stop scheduled payments.
Rebooking may reduce what you owe
A host should not collect twice for the same nights.
If you leave early and the host successfully rebooks the property for the same period, the booking terms may allow your remaining obligation to be reduced.
The specific treatment depends on the agreement and on applicable law, which in some markets requires it.
Extending instead of cancelling
Plans changed, but you still need housing?
Before cancelling, check whether you can instead:
- Change your dates
- Extend your stay
- Shorten your stay
- Request another Plextell property
- Move to another available home
A modification is usually simpler than cancelling and starting over.
Changing your dates
A modification beats a cancellation.
Both ends of the stay can move, with host approval and an updated schedule you accept before anything is confirmed.
Can I move in later?
Yes, with host approval.
You may request a change to your move-in date, and the host has to approve the new one. If the home was already held for the original period, moving in later does not necessarily reduce the rental amount.
Any updated terms are shown before you confirm the change.
Changing your move-out date
Shortening and extending both run through the booking.
Request the change through your reservation. The updated price and payment schedule must be accepted before the modification becomes confirmed.
Host cancellations
Confirmed homes should stay confirmed.
Medium-term renters build major life plans around a booking. By the time a host cancels, a renter may already have:

- Ended another lease
- Shipped belongings
- Arranged a working holiday

If your host cancels before move-in
You receive the applicable refund, and help finding another home.
Depending on availability and the circumstances, Plextell may also help you search for another suitable property. Assistance may include:

Availability cannot be guaranteed.
Host cancellation consequences
Cancelling without a valid reason carries penalties.
A host who cancels a confirmed booking may face:
- Calendar blocks
- Reduced listing visibility
- Cancellation fees where applicable
- Loss of host privileges
- Temporary suspension
- Listing review
- Account suspension for repeated cancellations
The severity depends on the timing and the circumstances.
When a host may need to cancel
Some cancellations are unavoidable.

If the host asks you to cancel
Do not cancel on a host's behalf.
A host should never pressure you into cancelling a reservation for them. If a host says they cannot honour the booking but asks you to cancel it yourself, contact Plextell support first.

Property unavailable at check-in
Contact support before you cancel anything.
If you arrive and the confirmed property is unavailable, contact the host and Plextell support rather than cancelling the booking yourself.
The issue may qualify for renter protection or rebooking review.
Serious listing problems
Handled under trust and safety, not as a voluntary cancellation.
If the home is materially different from what you booked, a cancellation or refund may be considered under the trust and safety process instead. Examples may include:
- The property does not exist
- The wrong property
- An inaccessible property
- A serious safety issue
- Materially missing advertised space
- A severe habitability problem
Report the issue promptly — timing affects what support is available.
Refund timelines
When the money actually arrives.
Plextell can initiate a refund as soon as it is approved. After that, your bank and card network decide when it posts.
How long it takes depends on:
- Payment method
- Card network
- Bank
- Country
- Weekends
- Holidays
A card refund typically takes several business days after processing. Your account shows the current status.
Refund status

- The refund has been approved.
- Processing
- The payment provider is processing the transaction.
- Refunded
- Plextell has sent the refund back to the original payment method. Your bank may still need time to display it.
Original payment method
Refunds go back the way they came.
Refunds are returned to the original payment method wherever possible. If that method is no longer available, additional verification may be required.
Currency changes
The amount in your home currency may differ.
If your original payment involved currency conversion, the refunded amount may differ because of:
- Exchange-rate movement
- Bank conversion rates
- Issuer fees
Plextell does not control the exchange rate your financial institution applies.
Future scheduled payments
Approved cancellations stop what has not been charged.
If your cancellation is approved, eligible future payments are cancelled according to the booking terms.
Always check your updated payment schedule after cancelling.
Extenuating circumstances
Sometimes a cancellation is outside anyone's control.
Certain exceptional events may qualify for special review. Eligibility is never automatic, and documentation may be required.

Visa and immigration issuesA visa delay does not automatically override the policy.
Plextell serves international renters, so this deserves a clear answer: a visa refusal or delay does not by itself override the cancellation terms unless your booking specifically includes that protection. Where a booking offers a separate arrival or visa flexibility option, its terms are shown before you book.
Working holiday and study-abroad changesModify before you cancel.
If your school programme, internship, or working holiday dates move, use the booking modification tool first. If the host accepts revised dates, you may be able to change the reservation without cancelling it.
Corporate bookingsNegotiated terms take precedence.
A company account may hold different cancellation terms, including:
- Custom notice periods
- Employee replacement options
- Project-date modifications
- Centralised cancellation management
- Negotiated cancellation fees
The corporate agreement controls where one applies.
Group and multi-property bookingsSeparate terms, disclosed up front.
Bookings covering multiple properties or several employees may carry their own cancellation terms, set out in the applicable corporate or group agreement.
No-show policyNot arriving does not cancel anything.
Failing to arrive does not end your financial obligations. If you will not be checking in, notify the host and cancel through Plextell as soon as you know.
A no-show may be treated as a late cancellation under the booking terms.
Delayed arrivalDo not cancel — tell the host.
If travel is delayed but you still intend to use the reservation, contact the host through Plextell and update your expected arrival. The host should make reasonable access arrangements where possible.
Force majeure and local lawMandatory law wins.
Certain rights exist regardless of this policy under applicable consumer, tenancy, housing, or contract law.

Can I cancel for free?

Where can I see my cancellation deadline?
Your booking details display the applicable deadlines and refund amounts.
Can the host change the cancellation policy after I book?
No. The confirmed cancellation terms cannot be unilaterally changed for an existing booking.
Do I get my deposit back if I cancel?
Generally yes — refundable deposits follow the booking terms and local law. Any permitted deduction is explained separately.
Are Plextell fees refundable?
It depends on the fee and on when you cancel. The treatment is shown before you book.

What if I booked for six months and leave after two?
The early move-out terms and applicable local law determine what remains owing.
What if I lose my job?
Unless a specific policy covers the situation, the normal cancellation terms apply.
What if my visa is denied?
The normal cancellation policy generally applies, unless your booking includes a specific visa-related flexibility benefit or mandatory law provides otherwise.
Can I transfer my reservation to a friend?
Not without host and Plextell approval. The replacement renter would need to complete verification and agreement requirements.
Can I change cities instead of cancelling?
You may need to cancel the existing booking and create a new reservation, unless a supported rebooking process is available for your stay.
When the host is the problem
What if the host cancels?
You receive the applicable refund for the cancelled stay, with rebooking assistance where it is available.
What if the host tells me to cancel?
Do not cancel on the host's behalf. Contact Plextell support.
What if the host never responds before check-in?
Contact support promptly. Do not make separate off-platform arrangements before the original booking is resolved.
What if the apartment is unsafe?
Serious safety or habitability problems are reviewed under trust and safety rather than treated as a voluntary cancellation.
